We are a sub chapter ” S ” corporation established in 2006  Silverline Residential owns the websites, domain names, intellectual properties, copyrights, trademarks and licensees associated with the following websites and online platforms:

Acceptance of Our TERMS and AGREEMENTS:

Let it be known that anyone person, entity, agency, professional or lei-man who uses any of our websites ( Listed Above ) is in acceptance of our Terms and Agreements as well as our Privacy Policies. If you create an account with us..You are in acceptance of our Terms and Agreements and Privacy Policies. These policies are all designed for ethical, legal, regulatory and basic transnational communication with regard to benefiting the real estate communities around the country with the utmost service we can possibly provide.  Please be good little boys and girls as we will communicate to Department of States, Principle Brokers, MLS Boards and any others that enforce your actions. This is a promise.

Agents Brokers Marketers and members are to known as Advertisers:

An advertiser is to be known as the person(s) who uses our website for the purpose of advertising listings, properties and real estate.  The advertiser is completely responsible for the language, information, pictures, data, content associated with each individual ad, listing, property they place on one of our websites.  Advertisers are responsible for maintaining ethics and abiding by laws related to their advertising within their government both federal and state and providence where their business takes place. Each advertiser takes full responsibility for their ads and licensing requirements for their listings and ads placed on anyone of our websites. Ads, listings, advertising and other content placed on one of our websites by an advertiser is subject to removal, reporting to governing agencies, real estate committee’s and boards, review, and identification for any misconduct, legal issues, ethical issues that shall take place on any of our forums.

Advertising Integrity:

Advertisers are solely responsible for updating, evaluating, monitoring and removing expired ads, listings and advertising within 72 hours of status changes.  Silverline Residential Inc does not allow expired ads and listings to stay on their websites.  We do not run our business with a number and quantity system using old or expired ads to promote more subscriptions.  We hold the advertiser responsible for keeping their listings and ads up to date with changes in pricing, status and expiration.  Silverline Residential Inc holds the right to remove any ad or listing that we identify as expired, created for a lead generations purpose, non-existing, fake, duplicate or stolen from another member or source.  We do not prohibit lead generation ads on our websites with the exception of NoFeeApartments.xyz which is built for Open Listing Apartments in New York City’s Manhattan Real Estate Market. The only other exception will be a paid ad posted on our websites for branding and business awareness purposes with no inaccuracies of properties associated with such ad.

General Users Paid Users Free Trial Broker Users:

Note to users regarding communications on any of our websites between members. Our websites are Open Communication between members. This means that if you are registered as a user and another user / member would like to email or contact you they may do so via whatever contact information you provide in your membership account. We hold ALL USERS and MEMBERS accountable for their actions between each other. We recommend that if you would like to keep yourself ANONYMOUS on any or all of our websites that you do so at your own DISCRETION. We recommend that you utilize a Generic User name ( not affiliated with your proper name ) and an email that is established for Social Media style communications.

Brokers / Agents / Real Estate Professionals:

If you are a broker, agent or other real estate professional you may be required by law to publicly list your brokerage and real estate licensing information. This will be based on your particular State, Providence, MLS Board and area Legal requirements. Just make sure you are following these as we do not have legal jurisdiction over Nation Wide entities regarding licensing and advertising laws.

Granting Representation and Rights To Listing Ads:

Silverline Residential Inc. holds the rights to advertiser listings for the purpose of promoting company and website brand awareness, placing paid advertising in sidebars, banner ads and email blasts to members.  We do not duplicate your listings or use them to create impressions where we would sell ad placements of competing agents and brokers to show up next to your listings.  Other companies have programs where they allow agents and brokers to place their listings on a website and than in turn sell ad placement for your competition next to your listing.  This is called an impression ad.  We do not do this.  One of our business strategies is to deliver SOLE rights to have your advertised listing show up without another competing broker or agent being displayed next to your EXCLUSIVE LISTING. We will however allow for paid ads and banner  ads to be placed on the sidebar or in the header of our pages for company wide advertising. Not individual agents and brokers but rather brand awareness ads for exposure of company wide advertising. These ads will not be labeled as experts to your listing or as a good contact point to help someone purchase said property.  Advertisers permit the use of Silverline Residential Inc to use said listings and ads as such described above.

Refund Policy:

Currently Silverline Residential Inc does not offer refunds for early termination. Each one of our membership packages are on a month by month basis with payments set up automatically through PayPal a third party financial payment service.  Instead of offering a money back policy we offer a cancel at anytime policy where any member can upgrade, downgrade or cancel a subscription at any time during their membership.  Once a membership is cancelled the monthly allowance will run its course till final expiration of the cycle date for the membership.  This is an easier program than creating a money back program as with third party financial institutions like PayPal it costs a return fee which is deducted from the membership fee as well as taking 4 to 10 business days for funds to transfer.  Because of this scenario we have chosen to eliminate a yearly or multiple month payment program and strictly use a monthly recurring program to eliminate these protocols.

Termination Policy:

At any time during a membership any member can upgrade, downgrade or terminate their membership package with any one of our websites. We do not have contracts or annual memberships and you are free to cancel at anytime. Take note of our non refund policy and the stipulations behind our programs.

Silverline Residential Inc Disclaimer and Liabilities:

Silverline Residential Inc provides its online advertising platforms in an ” As Is ” and ” Upon Availability ” effort.  Silverline Residential and its partners, clients, associates and contractual third parties accept these agreements without all faults included.  Our advertising platforms are in an ” As Is ” basis with no representation to accuracy, timing, expiration, status changes, status availability, making no representation implied or actual to risk and accuracy of its advertisers listings and ads. We ” Silverline Residential Inc ” cannot assume liability for agents, brokers and advertisers misrepresentations in ads and listings.  Silverline Residential Inc hold its advertisers accountable by laws of Fiduciary licensing under the laws of New York State real estate law. Each state, county, providence and jurisdiction throughout the United States has its own governing laws for Real Estate advertising with accountability held to the agent and their principle brokerages under laws of Fiduciary licensing per each jurisdictional demographic location.  In coordination of these jurisdictions Federal laws will override those of governing jurisdictional entities per each areas laws.

In lei-mans terms, You are responsible for your own actions and maintaining your states laws and guidelines as well as the Federal governments laws. Follow the laws you are licensed under,

State of Headquarters:

Silverline Residential Inc is registered and headquartered in the state of New York. Any legal actions brought for herein against or towards Silverline Residential Inc will take place in the court system of Suffolk County New York unless otherwise directed under jurisdiction either state or federal.

Advertisers and Users Consent:

If you are an advertiser or user on a Silverline Residential Inc platform you give full consent for our company to contact you either via text, email, mail, phone or other means.

Terms and Agreements Updates:

Silverline Residential Inc reserves the right to change and amend its Terms and Agreements and will notify its users and advertisers within 30 days of such changes.

Payments:

 
Advertisers will be responsible for payments of advertising and monthly membership programs at or on the cycle date of each account.  Silverline Residential offers a 10 day grace period for such accounts provided that the member or advertiser has contacted us in regards to a date of which their account can be satisfied. Advertiser will pay for their account in US dollars using a credit card through our third party service, PayPal. The advertiser will be responsible for state and federal taxes, fees, fines and charges associated with their account in accordance by law.

If a member would like to pay for their account by check or other means they are to contact our billing department and request so.

 
Prohibited Activity:

Silverline Residential Inc PROHIBITS the following activity on our websites:

  • Use of profanity, discrimination, slander and racial content directed at religions, family, sexual orientations, ethnic and demographic backgrounds, sexist, ageist, political, financial classifications, and any Federal and State protected classes in anti discrimination laws in the state you reside in, conduct your business in as well as the state of New York where we are headquartered. You will be deleted and reported to proper authorities, boards and ethics committees
  • Alcoholic sales, sales of drugs, tobacco products, vapor products, pornography,whether legal or not products and advertising of such. We are a real estate website platform and that is what we provide for our patrons
  • Sales of firearms or fireworks
  • Scam programs in the form of chain letters, pyramid schemes, bait and switch tactics, money scams, bulk emails
  • Prostitution and sex scandals behavior, activity, harassment and provacations
  • Gambling activities and advertising
  • Software, coding, hacking programs used to spam, gather, harass and retrieve content and information from our members and entities
  • Political advertising, screening, consensus gathering and promotions are not permitted.
  •  We do not allow advertising paid or sponsored for alcohol, tobacco, drugs, vapors
  • Hatred activity text, documents, digital media are not allowed.
 
Trademarks, Watermarks and Copyrights:

Advertisers are completely responsible for the use of trademarks, watermarks and copyrights related to their advertising. The advertiser is solely responsible for making sure they have full rights, legal rights and permission to the media, text, properties, data and anything associated with such advertisement they are placing on one of our websites. Just make sure you have legal authorization under Federal and State laws with back-up permission to use your content. Silverline Residential Inc does not monitor these as they are specific to the advertisers client protection and privacy.
